Non-Management Properties
RENTAL COMMISSION IS FIRST MONTH’S RENT 
My Responsibilities As Your Rental Agent:

Listing of your property in the multiple listing service to allow other agents to show your property and attempt to rent it in the shortest period of time possible.
 
Advertise your property in the local newspaper, Amerivest website and Naplessalesandrentals website.
 
Procure a tenant for your property and obtain as much information as possible about the prospective tenant.
 
Provide the tenant a homeowner’s application to help us gather all the necessary information.

Run credit report on the prospective tenant, verify employment, previous landlord information and reference information to provide the homeowner with as much information about the prospective tenant.

Provide the prospective tenant with the application to the association and upon completion, submit it to the association for approval.

Prepare the lease contract and have tenant and landlord sign it.

Collect the indicated rent, security deposit and other fees involved in the transaction.

Provide the keys, garage door openers, clubhouse key and gate opener as needed to the tenant.
 
Turn the tenant to the homeowner and provide all necessary information for communication between tenant and landlord.
Management Properties
Seasonal Rentals: 15% of the term of lease
Annual Rentals: 50% of first month & 15% every month thereafter

Maintain communication with the tenant for any repairs or issues related to the care of the property.

Inspect the property every six months.

Handles minor repairs related to the property and communicate to the homeowner.

Communicate with the tenant or post a three day notice on the door in the event the tenant is late on the rent.
